The house was positioned as close as possible to the edge of the steep hillside to maximise the views, with a large deck built over the drop. The owners wanted a small, simple, relaxed home where they felt that they were always on holiday. The home was designed for lots of light with large areas of glazing and numerous skylights. Decks were installed around the home so that there was always easy access to a sheltered, sunny spot to relax outdoors. Through the kitchen window from the western deck, the view of the sea can be seen through the uncluttered central open plan space. The house was built in the 1950s, a solid native timber framed home with exterior plaster and iron roof. It had much of it's original vintage inbuilt joinery. The rooms of the house wrapped around a covered outdoor space which had a tiled concrete floor and clearlite roof. The project was to enclose the covered space and create a light, sunny interior open plan living space, maximising views to the golf course. Easy indoor/outdoor flow at both ends of this space ensured there was always a sheltered or sunny spot to relax. It's nestled across a moderately steep north east facing slope which has been densely planted in natives. Large eastern facing glazing let in the morning sun and views while high windows to the west capture the last of the afternoon's rays. The roof is a play of different level planes with deep eaves supported on bold, regularly spaced columns. The Entry is strongly defined and amazing views are framed over the stairs of the entrance hall. There is easy access to the outdoors through large sliding doors to verandahs and the northern entertainment terrace. The kitchen, dining and living room are connected in a relaxed, open plan but also defined as their own separate spaces with the use of differing ceiling heights. “We’re really pleased with how our home has turned out and appreciate the work Gabrielle and the team at Bell Stephenson Architects put into the design. The house feels comfortable, practical, and well suited to how we live day to day. Like any build, there were moments that felt a bit stressful, but Gabrielle stayed committed to helping us work through the process and achieve a result we’re happy with. It’s clear a lot of thought and care went into the design. Positioned on a moderately steep, northwest-facing slope, the house is thoughtfully designed to work with the land. The lower level is partially excavated into the site, maximising space and allowing the primary living spaces to be elevated above ground level. This strategy optimises solar access, enhances privacy, and ensures uninterrupted views across the bay. Arrival is clearly defined by a brightly coloured front door, contrasting the otherwise restrained exterior palette. Internally, a precisely detailed glass and timber stair forms a vertical spine through the house, connecting the lower level to the main living floor above. The upper level opens into a light-filled living space where expansive stacking sliding doors dissolve the boundary between inside and out, extending the interior seamlessly onto a generous deck. The kitchen is tucked around the corner from the main living area yet remains connected, operating as the hub of the home. The main bedroom is located on the upper level as a private retreat, separated from the principal living spaces, while guest accommodation is contained within the lower level to allow independent use. This home aligns with the mountain to the west but still takes advantage of passive solar design, focusing on north sun. The honed exposed aggregate concrete ground floor acts as a thermal battery, storing the sun’s energy to keep the internal spaces warm in winter and cool in summer. Combined with photovoltaic cells generating electricity, this home makes the most use of the sun. It was oriented to north to maximise the solar gain that is stored in the insulated concrete slab, but it was also stepped to provide sight lines back to Nelson in the east. It is broken into pavillions aligning with the internal functions of the home. Large stacking sliding doors open the spaces to the outside providing a wonderful indoor - outdoor flow. The surrounding deck is level with the inside creating a seemless transition. The monopitch roof was designed to extend over the decks to the exact distance to shade in summer but allow winter sun to penetrate deep into the interior. This keeps the home cool in summer and warm in winter. The home was super insulated keeping the suns energy indoors when it was needed. As a result the heating and running costs are kept to a minimum. Vertical battens drop down from the leading edges of the roof providing dappled shade and detail that track the suns path across the floor. Our client wanted clean lines with a natural influence. This was achieved using Lawson Cypress tongue and groove ceilings that extend outside onto the soffits. Due to difficult geotechnical reasons, there was only a small, narrow ridge the house could be constructed on. Our solution was to step the spaces up this ridge, so each room captured the view and sun. The main living spaces were combined into one large open space on the lowest level. The children's rooms and bathroom are on the middle floor with the main bedroom, ensuite and study on the top floor. To maximise the living spaces, a cantilevered deck was incorporated, connecting decks at either ends of the house. Retaining the beautiful rimu flooring was the objective. Capturing views of the Arthur Range was also a priority which was why a second story was created for the main bedrooms and lounge. A spacious, light home was created linking to morning and afternoon outdoor spaces. Creating a resilient, environmentally sensitive home that would develop as the family grew was the wish of this couple. Comprehensive planning was needed, starting with a permaculture plan of the entire property to identify features of the land. This led to planning of the overall site, including access routes, vegetable gardens, orchards, wood lots, paddocks and ultimately the best location for the new home. As the house was to be staged to cope with a growing family, the plan was broken down into individual pavilions that could be added as required. The first stage forms the core of the house with services designed to cope with future demand. Passive solar design principles and photovoltalc power generation have been planned in to minimise ongoing running costs. Local redwood cladding covers the majority of the house with feature walls clad in recycled horizontal iron reflecting the area and the New Zealand vernacular of the “shed”. A large covered outdoor space opens up to the west expanding the living space. The site is on a challenging hillside with wonderful sea views. The clients wanted a modern, sunny, warm home, with outdoor areas sheltered from the sea breeze. The concept idea was bach meets Japanese/ industrial. The house comprises two different simple building languages combined in an alternating relationship with each other: the lean-to roof form and the flat-roof form. The house is on 3 levels: the garage, the main living level and the downstairs teenagers’ space. It is compact and by using such devices as large sliding doors and shared space, it has maximised the use of every inch of area. The stairwell is all that delineates the public from the private space. The original old bach was in need of a significant upgrade. Our clients wanted to improve the living spaces creating more light and connection to the outside. They also wanted to create a new bedroom and bathroom under the upper living level. This gorgeous site also had its difficulties. Access was very limited. It contained notified trees that were protected. The ground was unstable and it was located near historically significant Maori pa sites. The result was a design that stayed within the original footprint but maximised the link to the surrounding views. Expansive sliding doors and windows provide an incredible indoor - outdoor flow. Glass balustrades create an unimpeded view but also shelter from the wind. The interiors are simple and the spaces are filled with light. The combination provides a strong connection to this incredible site whilst remaining private and concealed - perfect to get away from it all. An outdoor shower is located on the lower level near the kids bunk room. An upper floor was added that included two bedrooms, a bathroom, and separate lounge space. These opened out onto an upper deck that took advantage of the fantastic views and created an area away from the hustle and bustle of the main living area. The middle floor was reconfigured and modernised creating simple open plan living that soaks up the views and sun. A theme of easy care corrugated cladding and rustic timber posts and weathered reveals, ties the home into the beach landscape. They wanted a sunny, warm home with separate space to accommodate their adult children when visiting. The roof forms key off the contours of the hills mimicking the slope down to the harbour. In the plan the layout is anchored around a concrete block tower providing vertical access and light. The towers' roof deviates from the rest of the house providing a northern slope for solar hot water panels. Large eaves to the west provide shade from the hot afternoon sun without diminishing the stunning views. The clients wanted a modern building that took advantage of all that the site had to offer. They also wanted rooms to cantilever over the pond as they look towards the mountains. The concept idea for the B & B units was of a series of modern boat sheds. They are separated from each other by smaller inserts housing the ablutions. The manager's residence is distinct from the units but ties in by using similar materials and design features. The owners wanted a warmer, sunny house, with more transparency to enjoy the views from throughout the house. The bottom storey was modified and extended, while most of the upper storey was completely removed and rebuilt. The design utilises part of the original roof form and repeats it to create two roof structures. A flat roofed hallway axis separates them naturally into public and private wings. The use of flat and sloping ceilings creates a richness to the spaces. To maintain privacy while maximising sun, clerestorey windows were used. The clients wanted a stylish but industrial looking establishment, to reinforce that it was a working brewery. They also wanted the patrons to see 'behind the scenes' and admire the state-of-the-art equipment while enjoying the finished product. There was limited area to work in, but with clever arrangement of spaces, everything was accommodated. The palette of colour and materials was kept to a minimum to avoid dominating the stainless steel brewery equipment. It turned into temporary accommodation for the family home until the dream home across the paddock, could be built. In the end it was such a long 'temporary' solution, that the family didn't want to move out and / or demolish the family memories. So we were called in to turn this garage dwelling into their final dream home. Making it look unified was a prerequisite as well as being low maintenance. Separation of living spaces was desired in this busy family home while not feeling disjointed. Excellent indoor outdoor flow was essential. The new kitchen formed the link between the old and the new. The iconic entry canopy sets it apart from other schools. High levels of noise from the adjacent railway and main road were alleviated with the use of precast concrete panels sheltering north outdoors spaces leading out from the staff room. Tight area codes and a limited budget were adhered to culminating to meet a strict deadline. Maunganui. The clients brief identified the sea and port as being important themes to reflect its location. As a result we devised a concept of the inside of an old trading ship, bringing in exotic perfumes and treasures. Vertical shelf supports were modified to look like the ribs of a hull. Timber posts and beams located down the centre of the space form a back drop for products and displays. Timber screens over the existing windows were created to look like port holes. Specific lighting continued the marine theme and a mirror at the end of the display was installed to give the illusion of the continuation of the hull. The storage area took up half the leasable space and the client wished to display as much product as possible. In order to draw the eye from the pedestrian traffic, a diminishing winding path was created to entice customers in. Display panels were orientated to the entrance with storage areas in between. The ceiling also reflects the winding path. Assistance was sought to rationalize the design and generate an iconic form to house it all. Loosely based upon the form of Mt Maunganui and design influences from the local marina the result anchors the site and surrounding playing fields. It was to be a home that had the best of the old and the new. The original home was built in the 1960's. Considerable modification took place with care not to lose its original charm. The original 'language' of the house consisted of two parallel gables running along the site. A new upstairs study linked the two roofs with the ground two roofs with floor below extended, creating a new medieval kitchen. Chunky aged hardwood beams combined with hand adzed granite cladding were used, providing an air of days gone by. All joinery items, the largest being a massive front door, were handmade from tongue-in groove oak, specially oiled and finished with wrought iron antique handles. Features of the home include a towering granite chimney, dominated at its foot by a huge outdoor fireplace complete with pig spit. Beams from a Hokitika wharf define an outdoor dining room creating the ambience of a medieval hall. Hand made wrought-Iron flares reinforce this theme which are run on gas and controlled electronically. At the same time the entire house underwent a technological overhaul, bringing anything with an electrical circuit into the realms of home automation. This allowed the client to remotely control everything from theme lighting and gas flares down to motion sensors controlling automatic doors into the pantry. The Permaculture House is no exception…. Built by Andrew and Petra Stephenson for their family of five. The house was the first they built for themselves that incorporated permaculture principals. The design received an excellent rating under the Branz Green Home Scheme and the family saved a considerable amount in running and heating costs. The house incorporated locally milled macrocarpa for framing and cladding and recycled aluminium windows and matai flooring. The house was also the first to have an internal composting toilet approved in the Western Bay of Plenty District. One of the best permaculture design features applied house was incorporating a Wamsler wood burner. Every time the family started a fire in the burner they managed to use the heat in six different ways: 1. Cooking in the oven and general space heating. 2. Heating the potable water in the wetback that supplied all the hot water for the house. 3. Providing towel warmers using the residual heat from the return wetback pipe. 4. Creating a drying room and keeping the composting toilet warm over winter by installing a radiator in the basement that used residual heat from the wetback pipe. 5. Underfloor heating to the entire ground floor area when it got cold. 6.
