The site was selected for its commanding outlook over Kaiteriteri Beach and its close relationship to the coastline, located just five minutes’ walk from the water.
Positioned on a moderately steep, northwest-facing slope, the house is thoughtfully designed to work with the land. The lower level is partially excavated into the site, maximising space and allowing the primary living spaces to be elevated above ground level. This strategy optimises solar access, enhances privacy, and ensures uninterrupted views across the bay.
Arrival is clearly defined by a brightly coloured front door, contrasting the otherwise restrained exterior palette. Internally, a precisely detailed glass and timber stair forms a vertical spine through the house, connecting the lower level to the main living floor above. The upper level opens into a light-filled living space where expansive stacking sliding doors dissolve the boundary between inside and out, extending the interior seamlessly onto a generous deck. The kitchen is tucked around the corner from the main living area yet remains connected, operating as the hub of the home. The main bedroom is located on the upper level as a private retreat, separated from the principal living spaces, while guest accommodation is contained within the lower level to allow independent use. Thoughtfully future-proofed, the home includes a compact lift providing easy access to the main living level.
